Homestead Tax Exemption in Florida

Homestead Tax Exemption in Florida

If you own a home in Florida, the homestead tax exemption offers substantial savings on your property taxes. However, if you jointly own the property, you must understand a few essential details to ensure you apply correctly and maximize your benefits.

What is the Homestead Tax Exemption?

The homestead tax exemption allows you to reduce the taxable value of your primary residence by up to $50,000. Resulting in lower property taxes and can save homeowners significant money each year. To qualify, you must claim the property as your permanent residence on January 1st of the tax year and file for the exemption by March 1st.

How Does Joint Ownership Affect the Homestead Exemption?

Only one homestead exemption can be applied to a property when it has more than one owner, such as spouses, co-owners, or family members. Florida law does not allow multiple exemptions on the same home, even if it has joint owners.

However, all qualified owners who live in the home as their primary residence can benefit from the exemption. A married couple or co-owners can apply for and share the tax savings if they live on the premises. The critical requirement is that at least one of the owners use the property as their permanent residence.

Applying the Exemption to Joint Ownership

To ensure you receive the homestead tax exemption on jointly owned property:

  • Each owner living in the home must apply for the exemption, ensuring all eligible owners can benefit from it.
  • Suppose one owner does not qualify or does not live in the home. In that case, the exemption applies only to the portion of the property used as the permanent residence.

Only One Exemption Allowed Per Home

It’s important to remember that Florida only allows one homestead tax exemption per home. Even if you own multiple properties or split your time between homes, you can only claim the exemption on your primary residence. Claiming the homestead exemption on more than one property may lead to penalties, fines, and the removal of exemptions on all properties.

Why You Should Apply

By applying for the homestead tax exemption, you can save on your property taxes, protect your home’s value with the Save Our Homes cap, and ensure long-term financial stability. The process is simple and once granted, the exemption automatically renews each year as long as you continue to live in the home.
